Senior Commercial Manager – Property & Assets
Department: Property & Assets – Strategic Partnerships
Reporting to: Head of Strategic Partnerships
Location: Homebased with travel as required
Contract: Full-time, Permanent
Salary: c.£75,000 per annum plus £6,200 car allowance
We are looking for a Senior Commercial Manager to provide strategic leadership across our national repairs, planned investment and compliance programmes. You’ll oversee NEC and JCT contracts worth over £80m annually, shape commercial governance across Property & Assets, and ensure our services deliver safety, quality and long‑term value for residents.
What you’ll lead
- Commercial management across the full contract lifecycle: mobilisation, delivery and close‑out
- Contract Administrator / Service Manager responsibilities for NEC and/or JCT contracts
- Development and assurance of commercial processes, controls and governance frameworks
- Leadership and development of a commercial team (forecasting, valuations, payments, variations)
- Monthly commercial reporting: CVRs, risk/opportunity registers, cashflow and compliance
- Commercial oversight of a wholly owned subsidiary in the North East
- Commercial input into procurement, tendering and contract negotiations
- Contractual risk management, change control and dispute avoidance
- Value engineering, efficiency opportunities and continuous improvement across delivery models
What you’ll bring
- Extensive commercial and contract management experience in social housing maintenance, compliance and planned investment
- Strong NEC and/or JCT expertise
- Experience across reactive repairs, M&E compliance and capital investment
- Ability to interpret complex commercial and financial data
- Strong risk management, cost control and value optimisation capability
- Confident stakeholder engagement and senior‑level influence
Qualifications
- Degree in Quantity Surveying or related discipline (or equivalent experience)
- MRICS or MCIOB (desirable)
- 5+ years’ post‑qualification experience
